We can offer ‘hassle free’ letting, you receive fixed monthly payments regardless of whether the property is ‘let’ or ‘vacant’ and even if the tenant stops paying.  We offer a minimum 12 month contract during which we manage every aspect of the tenancy.  There are absolutely no fees, commissions or hidden extras to pay.

The key difference between our scheme and more traditional services is that it is a contractual management agreement between us and you (the landlord) in which we, effectively, become your tenant.

So, how does it work?

We’ve found that Landlords tend prefer tenants who are professionals, so we become your professional tenant.  What this means is that you only ever have to deal with us, thus providing a great solution for you as a Landlord because you understand that we will treat your property as if it were our own.  We will even take care of all minor maintenance to the property so you don’t have to.

Once we have determined that your property is suitable, we will offer you rent at 60 – 100% of the current going rate depending on the location and condition of the property.  We will then let out your property to reliable local and international professionals who are looking for accommodation in the area. We do full referencing and background checks on tenants and take on the responsibility off your shoulders to give you peace of mind.

Lots of people ask us how we make our money, especially when we don’t charge a set up fees or any commission.  The answer is pretty simple; we pay you slightly less than the market rent value that we would hope to achieve for the property but, in return take on all the risk and responsibility for managing it.

How does it work?

We effectively become your tenant, guaranteeing you a fixed annual rental income regardless of whether the property is empty or the tenant stops paying. We then fill the property, taking great care to select the right kind of tenants because if they stop paying, leave suddenly or damage the property then we will take the financial hit, not you.

Is it an insurance policy?

Absolutely not.  Our service truly provides you with a guaranteed rent for 52 weeks of the year.  Unlike other products on the market, we do not charge any premiums and we do not have any exclusions or clauses which may stop your rent payments.

If you are tempted by someone else’s Guaranteed rent insurance or landlord insurance coverage we encourage you to carefully read through all their small-prints first before signing up to anything.

What about the internal condition of the property?

When we put tenants in the property we take the normal deposit from the tenant which is then registered with one of the approved deposit protection services.  When the tenant checks out, the deposit is used to cover the cost of damages that might have been incurred.

How long does the contract run for?

We can offer contract periods of anywhere from 2 to 5 years. Contracts can easily be renewed either on a rolling basis or for another fixed term.

What are the benefits to me as a landlord?
